Types of Flat Roof Replacement and Maintenance

Over the last twenty years, flat roofing systems have become more popular around the Greater Toronto Area. Yet, while flat roofing systems have come with many advantages, they also bring with them new challenges as well. For example, while flat roofs are easy to install, their cost-effectiveness also makes them a less cost-effective long-term option for roofing material. The increased cost of commercial flat roofs in Toronto and throughout the rest of the province have prompted a variety of solutions. One of the most common solutions is uv sealants. To solve this problem, commercial grade of sealants have been developed that employ a double water-based urethane membrane. While these systems are more expensive initially, due to the cost of materials as well as the labour involved with installing them, they can prove to be an excellent solution. Ultimately, a combination of flat roof membranes and flashing will ensure that any UV exposure is kept to a minimum, even when high temperatures are experienced.

 

Not all roof replacement or repair work will require a urethane membrane, however. As a rule of thumb, most any roof repair or replacement work should involve some type of barrier application to reduce infiltration. These applications are often available in both commercial (for industrial or commercial applications) and residential (for domestic applications).

 

Two of the most common causes of leaks on flat roofs in Toronto are pitched roofs and drainage problems. The former results from the lack of adequate support; often a roof that doesn’t sit level is susceptible to pitch. Asphalt pitches can be notoriously unstable, frequently requiring a specially designed underlayment to ensure that the structure remains solid and level. Drainage problems can be caused by a buildup of dirt and debris within the gutters, causing small tears that are easy to seal. In addition, drains can be clogged with debris, which prevents water from draining. To solve both of these problems, a sealant application is required along with routine cleaning and repairs.

 

For pitch-topped roofs, a roofing membrane may be recommended as an effective solution for water runoff and drainage problems. A rubberized coating will stop the pitch from becoming worse, while at the same time protecting the roofing and surrounding areas. Drainage outlets can also become clogged with dirt and debris, especially around drainage outlets and at the edge of the pitch. To address this issue, a sealant application will be required, along with regular cleaning and repairs. If these measures are not followed, the roof may begin to sag and break, which could result in the need for a complete roof replacement.
